Gonio's hospitality market is seasonal, and most nearby properties sit largely empty from October through April, which made the underwriting case difficult.

We built the program around long-stay and off-season corporate retreat demand alongside standard summer bookings, and priced amenities to support year-round operations rather than a single high season.
The Result
The property opened at 95% occupancy across its first full year, with the off-season program accounting for a third of total bookings and a 2.4x return on development cost.
