Land above Tbilisi is zoned for low-density housing, and financing for a 240-unit project required proof of demand before construction could begin. Comparable projects in the area had stalled at 60-70% pre-sales.
Our Approach
We phased the launch around family-oriented unit types and priced the first tranche below market to build momentum, then raised pricing progressively as each phase sold out. Marketing focused on the commute-to-city-center advantage over comparable suburban developments.
