commercial real estate. rising construction, energy, and operating costs are forcing projects to manage both investment and day-to-day operations with greater precision. in jll\u2019s survey of experts across 37 markets, 88% expected construction or fit-out costs to increase in 2026 - 69% anticipated a moderate increase, while 19% expected a significant one. for developers, this means efficiency is no longer simply about reducing costs. decisions about product, space, pricing, technology, and operations need to work within a single business logic from the outset. 02 - lower new supply is increasing the importance of quality according to jll, the pipeline of new projects had already been declining across many developed markets due to high construction and financing costs. additional cost pressures in 2026 have reinforced this trend, contributing in some markets to a shortage of high-quality new space and a widening gap between prime and secondary assets. pwc\/uli\u2019s u.s. research reveals another interesting contrast: among 27 property subcategories, the investment outlook improved for 16 in 2026, while the development outlook declined for 18. change during implementation. deloitte particularly emphasizes the importance of reliable data and technological readiness. in europe, adoption is accelerating. according to pwc\/uli\u2019s emerging trends europe 2026, 75% of respondents report using ai or machine learning in their real estate activities, compared with 51% the previous year. this figure relates specifically to the european survey. the question, therefore, is becoming less about \u201care we using ai?\u201d and more about \u201cwhich decisions does it help us make better?\u201d 05 - real estate is becoming increasingly connected to technology and infrastructure one of the developments highlighted in 2026 research is the growing convergence of real estate and infrastructure. in pwc\/uli\u2019s global study, data centers are identified as one of the major opportunities across all three regions - the americas, europe, and asia-pacific. at the same time, their development depends on access to land, energy, and water and requires significant capital expenditure. this does not mean that trends affecting data centers should be directly applied to residential development. the broader shift is more important: real estate value is becoming increasingly dependent on the systems to which an asset is connected - energy, technology, data, and infrastructure. sector view one common pattern emerges from the 2026 landscape: a development project can increasingly no longer be viewed as a collection of independent decisions. market research influences the product. the product influences positioning. positioning influences brand and communication. communication influences demand. and data should improve decision-making at every stage. this is why, in modern real estate development, competitive advantage is construction, and ultimately operations or sale. as a result, many different specialists are involved in creating a project. this diversity is essential. the problem begins when different disciplines work on the same project, but not from the same idea. a brand does not start with a logo building a strong brand does not mean adding a name, logo, and advertising campaign to an already developed project. according to mckinsey, brand positioning should be based on what is meaningful, distinctive, and credible to the customer - and that promise should then be delivered consistently across different customer touchpoints. this is particularly important in real estate because the product itself is part of the brand experience. if a project positions itself as a residential environment designed for families, this should not exist only in the campaign. the layouts, shared spaces, infrastructure, services, and customer experience should all reinforce the same promise. otherwise, a gap emerges between what the project says and what it actually offers. brand value is proven through experience mckinsey\u2019s 2024 residential real estate analysis connects brand, customer experience, and technology-enabled touchpoints. the authors note that among the residential platforms they studied, even after accounting for comparable building characteristics - including location, age, and amenities - there was a difference of up to 15% between the highest- and lowest-performing players. this does not mean that a strong brand automatically creates a 15% financial advantage in every market - the research focuses on specific residential rental platforms. but it highlights an important connection: in real estate, perceived value is not created by physical characteristics alone. brand, experience, service, and digital interactions are also part of how the product is perceived. differentiation starts with understanding the customer brand strategy is at its weakest when the message is created first and only then do we look for an audience to fit it to. mckinsey\u2019s branding methodology emphasises the opposite logic: distinctive positioning should be informed by research into customer needs and segments and by evidence-based decision-making. for a development project, this means answering several questions before communication begins: who are we creating this for? what do they value? what are we offering that is different? why should they choose us? positioning is a decision, not a slogan ultimately, strong positioning determines not only what we say, but also what we do. if a project\u2019s strategic idea is genuinely strong, its influence should be visible in the product, architecture, pricing, brand, content, sales experience, and customer relationship. this is where branding moves beyond visual identity and becomes part of business strategy. sector view for sector, a brand is not a layer of communication added at the end of a project. it is the transformation of knowledge about the market, customer, and product into clear positioning - and then the consistent translation of that positioning across every important stage of the
